Excellent base for a couple of days in Kyoto. I've stayed at Banyan Trees and at Regents and at APAs over the decades, so my evaluation is simply a function of how the hotel delivers to my expectations, and my expectations are informed by pricing, advertised services, star rating and country relativities (a 3 star in Japan is as good as a 4 star anywhere else and a 5 star in some countries). This was my first Daiwa Roynet and I expected it to be comfortable and clean and more spacious than an APA room. It delivered exactly on my expectations. I wasn't looking for a view and didn't open the window. I wasn't looking for organic muesli and so the spread they had for breakfast was more than sufficient - simplicity, variety and taste. I wasn't looking to make friends with the staff and I got the prompt professionalism I would expect at a 5 star. (I do speak some Japanese, which helps immensely.) I slept well in the bed and was happy everyday to come back to a clean room with plenty of soap and shampoo and conditioner and towels at the end of my day. The IC card-operated baggage storage after checkout was icing on the cake - super convenient.

The location was perfect for us, easy to find, close proximity to the stations and connections to the various routes / attractions. The area was quiet and had various amenities (Lawsons / Family Mart) within very close walking distance. The staff were all very friendly and helpful and spoke / understood English which made communication easier for us. The hotel was very clean and comfortable room / bed. The room was adequate for us, we had two large suitcases and managed to use the space comfortably. We didn’t need to wait for the lift very long, even during the breakfast period. Overall excellent value for money and great hotel.

The room is nicely appointed with ample facilities and a long table to lay out traveler’s mess. The hotel gives lots of free stuff including 2 water bottles per day. Very considerate. The laundry rate is also very reasonable compared to outside stores. Very close to subway station and not far on foot to the hustle and bustle of Kyoto station.

The hotel is well located - within a 5-minute walk from Kyoto's main station / Metro Station / Bus stops. It is easy to get to any point in Kyoto. The room was clean and spacious enough (Even though it's rather awkward - to say the least - to call a Japanese hotel: spacious). Breakfast was good, and the staff attitude was good.

Professional staff; English good , great cash currency change both notes to coin and smaller denomination,, washing machine & ice, complementary water, cleaning options. Locality great for Kyoto Shinkansen and local and bus terminal as well as restaurants. Roomm size acceptable number of draws and hanging space.
